MuniciPal

Terms of Service

Effective November 7, 2026.

What MuniciPal is

MuniciPal reads public county records (agendas, minutes, orders and related filings) and public parcel and flood data, and reports what they say about energy and data-center projects. Every finding links to its official source.

Our work is research from public records. It is not legal, engineering, tax or investment advice, and it is not a state or federal permit review. A proposed item is reported as proposed; we do not infer votes or outcomes the record does not show. Records can be incomplete, late or wrong at the source, and we can miss items, so confirm anything you rely on with the county or a qualified adviser before you act on it.

Accounts

The portal is for business use. You must be at least 18 and able to accept these terms for yourself or for the company you work for. Keep your password and sign-in links to yourself, and tell us promptly if you think someone else has used your account. You are responsible for what happens under your account.

Fair use

Do not use MuniciPal to:

We may suspend an account that breaks these rules, and will tell you why.

The free plan

Free accounts see the county record at least 24 hours after it reaches MuniciPal, and the newest cited change in each county. We may change what the free plan includes.

Paid plans and payments

Prices are in US dollars. Any tax that applies is shown at checkout. Stripe processes payments under its own terms.

Your content and ours

The projects and details you give us stay yours; we use them only to provide the service. Our reports, briefs and the portal are ours; you may use and share them inside your company and with your advisers. Public records themselves belong to no one, and you may use them freely.

Warranty and liability

We do our work with care, and we stand behind the pilot refund above. Otherwise, to the extent the law allows, the service is provided as it is, without other warranties. To the extent the law allows, MuniciPal is not liable for indirect or consequential losses (such as lost profits or a missed project deadline), and our total liability for any claim is limited to what you paid us in the 12 months before it arose. Some states do not allow these limits, so they may not apply to you.

Ending the service

You can stop using MuniciPal and ask us to close your account at any time. We may end the service with 30 days' notice, and refund any unused prepaid period.

Changes

We will post any change to these terms here with a new effective date, and email account holders at least 14 days before a material change takes effect. A change never applies to a period you have already paid for.

Accessibility

We build municipal.company and the portal to meet the Web Content Accessibility Guidelines (WCAG) 2.1, level AA. If anything on our sites is hard to use with your browser or assistive technology, write to us and we will help and fix it.
